ITGA is a Laboratory and Study Centre involved with Building Poluants, Industrial Hygiene, the Environment and Food Security

Lead:  Indentifying any risk of lead exposure is part of the fight against lead poisoning, a severe neurological disorder that affects particularly children ingesting lead paint chips .

Our diagnosis will identify any unhealthy situations.  The attention paid by DTH dusing its examinations will highlight building degradation which, therefore, gives this diagnosis a wider scope than just looking for lead.

Termites: The objective of this diagnosis is to protect potential buyers
and owners of a property against damage caused by termites
and any other xylophagous insects.

This report is mandatory in areas classified as being at risk and gives you a
guarantee against hidden defects on the sale of a property.

 

Asbestos : DTH will provide an asbestos technical report which will contain:

1. A precise location of materials and products containing asbestos detailing their current state of conservation together with a notification of the work required and the any work already undertaken.

2. Sicurity guidelines

3. The information needed to manage any alterations required together with details of suitable contractors.

4. A detailed summary, a copy of which being sent to the current occupants.

Gas : The condition of domestic gas installation is undertaken for private areas of the any housing together with outbuildings.  DTH will describe and monitor the state of heating fixtures, connections, its combustion (if connected), plumbing and ventilation of the premises.

Any anomalies will be identified and classified according to a model defined by current legistlation and will be reported to the owner.  The report is valid for 3 years and is applicacable from the 1st November 2007.

 

 

 
 

Energy Efficiency Report ( Diagnosis de Performance Energétique - DPE.)   An Energy Efficiency Report must be attached to any Promise-to-Purchase (Compromis de Vente) and any deed of a property.  This applies to rental contracts and building permits dated after 1st July 2007.

Energy Efficiency Reports include the amount of energy actually consumed or estimated for normal use of the building and a classification based on benchmarks so that consumers can compare and evaluate its performance in terms of energy consumption and quantity of Gas adding to the greenhouse effect.

It is accompanied by technical recommendations to improve this performance and practical advice on tax credits for work.

CARREZ Law:

The area of real estate in Square Meters. DTH surveys specific areas of a property to be sold with a laser.  Only the surface area of living areas are taken into account (without walls, stair wells, walls, stairs, door frames and windows…).

What is the CARREZ LAW or ACT: An Act which states that there is an obligation by a seller to officially declare all the sizes of a building or buildings.

The Carrez Law or Act guarantees the accuracy of the size of your future home.

If the actual size of a property is over 5% less than the sizes initially declared, the price could be reduced (there is a claim time limit of 1 year).

The properties falling within this "Act Carrez" are all the lots or portions of lots within co-ownership: housing premises, business premises, premises with mixed usage.

Once the property surveyor has identified the areas to be taken into account, he or she will carry out an accurate calculation of the surface area of each room. You will then receive a certificate detailing the areas falling within the Carrez Law.
